Key Takeaways

  • Fees Are Percentage-Based, Not Flat: Stayhub charges a percentage of booking revenue, not a flat fee, so the incentive stays aligned: we only earn when your property does.
  • Cleaning Costs Fall on the Guest: The guest checkout clean is charged in full to the guest, not deducted from your payout, and Stayhub supplies and launders the linen as part of it.
  • A Fee That Pays for Itself: In July 2026, our Auckland portfolio ran at 71% occupancy against a 55% market average, the kind of gap that more than covers a transparent management fee.

In New Zealand, Airbnb management companies usually charge a management fee as a percentage of the revenue your property earns, rather than a flat monthly cost. That percentage should cover the day-to-day work: guest communication, dynamic pricing, listing management and reporting. Cleaning is charged separately per stay, and some managers add a one-off setup or styling cost. What matters most is what’s included, and whether it’s quoted with no surprises.

That last part is why we wrote this. Fees in this industry are often quoted as a single headline number with the detail buried underneath. Below is the honest version: every line an owner can be charged, what each one is for, and the questions that tell you whether a quote is genuinely transparent.

How Are Airbnb Management Fees Charged In NZ?

Most full-service short-term rental managers in New Zealand charge a management fee as a percentage of your booking revenue. The logic is simple and fair: the manager only earns when your property earns, so their incentive is aligned with yours: fill the calendar, lift the nightly rate, protect the asset.

A percentage model is different from:

– Flat monthly fees: you pay the same whether the property is booked or empty (rare for full STR management in NZ; more common in long-term rentals).

– Per-booking flat fees: a set dollar amount per stay regardless of value.

At Stayhub, we charge a percentage of revenue and quote it plainly up front. The exact percentage is agreed per property and sits around 20 per cent of booking revenue, depending on the property. That fee is full management: guest management, listing and channel management, dynamic pricing, owner reporting, and the coordination and supply of cleaning and linen. The guest checkout clean is charged to the guest, not to you. Maintenance is charged separately.

What's Included In A Management Fee, and What's Usually Extra

Here’s the part most fee pages skip. A management percentage covers the ongoing work of running your listing. It typically does not include one-off costs (setup, styling) or the per-stay cost of cleaning. Knowing the difference stops the “but I thought that was included” conversation later.

MANAGEMENT FEE

What it covers: Full management: guest management, dynamic pricing, calendar and listing management, channel distribution, owner reporting, and coordination and supply of cleaning and linen.

How it’s charged: Percentage of booking revenue.

CLEANING FEE

What it covers: Turnover clean between guests, linen, consumables.

How it’s charged: Industry-typical: per stay, often passed to the guest. At Stayhub: the guest checkout clean is charged to the guest in full, so it does not come off your payout. Stayhub supplies and launders the standard guest linen as part of it. If you stay at your own property, that checkout clean is charged to you.

SETUP / ONBOARDING

What it covers: Listing creation, professional photography, styling, initial deep clean, security setup.

How it’s charged: Two parts at Stayhub. The onboarding work itself (revenue and pricing assessment, building and optimising the listing across channels, writing the operational guides and house manuals) is carried by Stayhub at its own cost, on the basis the property completes its minimum term. The physical setup costs are one-off, agreed per property and written into your agreement before you sign: initial or deep clean, photography and staging, and anything else listed. One property assessment visit is included.

FURNISHING / STYLING

What it covers: Furniture, fixtures, styling packages, minor work to lift performance.

How it’s charged: Optional, quoted per project. The furnishings are yours and the cost is yours. If Stayhub sources them for you, a cost-plus margin may apply, and it is waived where the work goes through Porter or another integrated supplier, where you nominate your own supplier, or where Stayhub supplies at a quoted or package price. Photography and staging sit under setup above.

MAINTENANCE AND REPAIRS

What it covers: tradework, replacements, wear-and-tear fixes.

How it’s charged: Additional: charged separately from the management fee, approved with the owner.

The transparency test is straightforward: a fair manager can tell you, before you sign, which of these apply to your property and roughly what they’ll come to. If you can’t get a clear answer, that’s your answer.

What About Airbnb's Own Fees And Other OTA Channels?

There are two layers of “fee” owners often confuse: what your manager charges, and what the booking platforms (Airbnb, Booking.com and others, the OTAs) charge. Both come out of the same booking, so both matter to your payout.

– Airbnb is moving to a single host-only service fee of 15.5 per cent, effective 15 September 2026, applied to the whole booking subtotal including cleaning fees. Under the previous split-fee model, most of the platform fee sat with the guest; from 15 September more of it sits with the host. Hosts are being emailed to re-price or accept a lower payout. (Sources: PriceLabs, 2026; RentalScaleUp, 2026.)

– Booking.com sets commission individually per property rather than publishing one NZ rate: expect the 10 to 25 per cent range (roughly 15 per cent is typical), with your exact figure shown in your Booking.com extranet, and 15 per cent GST added on top under NZ’s marketplace rules since 1 April 2024 (Booking.com Partner Hub; IRD marketplace GST rules).

– Vrbo and Bookabach charge a pay-per-booking commission of 8 per cent (or 5 per cent when connected via channel-management software) plus a 3 per cent payment-processing fee, again with 15 per cent GST applying on NZ rates and fees (Vrbo Help Centre, accessed Aug 2026).

– For context, Airbnb’s current structure until 15 September is the split fee: hosts pay 3 per cent, guests pay a service fee of roughly 14 to 16.5 per cent on top of the booking (Airbnb Help Centre, accessed Aug 2026).

This is exactly where a manager earns their fee back. When a platform shifts cost onto the host, someone has to re-price every listing correctly so the payout holds: that’s a dynamic-pricing job, done across a whole calendar, not a one-off tweak. Set-and-forget listings are the ones that quietly lose margin when the 15 September change lands.

Are Management Fees Tax-Deductible in NZ?

Short-term rental income is a taxable activity in New Zealand, and management fees are generally a deductible business expense against that income, but the rules around GST, income tax and mixed-use (part-time) properties are specific to your situation. For anything tax-related, we point owners to IRD or a chartered accountant rather than give one-size advice. (General deductibility framing only. The piece makes no specific tax claim, so there is nothing here to sign off; the IRD link carries the detail.)

Is a Percentage Fee Worth it? The Honest Maths

A management fee is only “expensive” if the property would perform just as well without it. That’s rarely the case: the gap between an average operator and a good one shows up in two numbers: your nightly rate (ADR) and your occupancy.

For context, across July 2026 our Auckland portfolio ran at 71 per cent occupancy against an Auckland short-term rental market average of 55 per cent. (Stayhub Auckland portfolio vs AirDNA Auckland market benchmark, July 2026) When holding costs rise (as they are, with the OCR at 2.50 per cent since July 2026, per Squirrel 2026), sixteen extra points of occupancy across a year is the kind of gap that more than covers a fee.

The point isn’t “pay more, get more.” It’s that a transparent fee buys you specific, measurable work. If a manager can’t show you the ADR and occupancy they achieve, the fee is a cost. If they can, it’s an investment with a return.

Questions To Ask Before You Sign

Use these to pressure-test any quote, ours included:

  1. Is the management fee a percentage of revenue, or a flat fee? What exactly does it cover?
  2. What’s charged on top: setup, styling, cleaning, maintenance coordination?
  3. Who pays the cleaning fee, me or the guest?
  4. How do you handle the new Airbnb 15.5 per cent host fee from 15 September: will my payout change?
  5. What ADR and occupancy do you achieve versus the market, and can you show me dated numbers?
  6. Is there a lock-in period or exit fee?

Frequently Asked Questions

Most New Zealand short-term rental managers charge a management fee as a percentage of your booking revenue, plus separate costs for cleaning and any one-off setup or styling. There’s no single national rate: it varies by manager and service level, so ask for the full breakdown, not just the headline percentage. Stayhub’s fee sits around 20 per cent of revenue, agreed per property. It covers full management: guest and listing management, dynamic pricing, owner reporting, and the coordination and supply of cleaning and linen. The guest checkout clean is charged to the guest. Maintenance and one-off setup costs are charged separately.
A management fee usually covers guest communication, dynamic pricing, listing and calendar management, distribution across booking channels, coordination of cleaning and maintenance, and owner reporting. It typically excludes one-off setup, furnishing and the per-stay cleaning cost, which are charged separately.
In most New Zealand short-term rental arrangements the cleaning fee is passed on to the guest as part of the booking, not charged to the owner. Confirm this directly, because it materially changes what a “management fee” actually costs you. At Stayhub the guest checkout clean is charged to the guest in full, and Stayhub supplies and launders the standard guest linen as part of it. The one exception is a stay by you or your own guests: that checkout clean is charged to you.
From 15 September 2026, Airbnb moves to a single host-only service fee of 15.5 per cent applied to the whole booking subtotal, including cleaning. More of the platform cost sits with the host than under the old split-fee model, so listings should be re-priced to protect your payout. (Source: PriceLabs, 2026.)
Short-term rental income is taxable, and management fees are generally a deductible expense against it. The detail depends on your GST position and whether the property is mixed-use, so check current IRD guidance or a chartered accountant for your situation.
